A selection of the programs we work with most. Our full shelf runs past seventy — if you do not see your situation here, it does not mean there is no option for it.
Terms & rate structure
01 – 0330-Year Fixed
Predictable principal and interest payments across a longer term for qualified borrowers.
15-Year Fixed
A shorter fixed term that may build equity faster, typically with a higher monthly payment than a comparable 30-year term.
Adjustable-Rate Mortgage
An initial fixed period followed by potential rate adjustments. This can work for some timelines but includes future-payment considerations.
Government-backed & conventional
04 – 07Conventional
Flexible financing that is not government-insured, with options for qualified primary-home, second-home and investment-property borrowers.
FHA
Government-backed financing that may offer a lower down payment and flexible qualification guidelines for eligible borrowers.
VA
A mortgage benefit for eligible service members, veterans and qualifying surviving spouses.
USDA
Eligible rural and suburban buyers may qualify based on property location, household income and program rules.
Higher balances, alternative income & equity
08 – 10Jumbo
Financing for loan amounts above current conforming limits, commonly used for higher-value properties.
Bank Statement
A non-traditional documentation option that may help eligible self-employed borrowers qualify using bank-deposit history.
Cash-Out Refinance
A refinance option that may allow eligible homeowners to access a portion of their home equity.
The programs other shops don't carry.
Self-employed& alternative income
A single-lender bank underwrites to one rulebook. As a broker we can place files that do not fit a standard W-2 profile.
- Bank statement and 1099 documentation
- Profit-and-loss only programs
- Asset depletion and asset utilization
- WVOE, ITIN and foreign national options
Investors& short-term financing
Financing built around the property's performance rather than only the borrower's paystubs.
- DSCR and investor cash-flow loans
- Rental portfolio and blanket loans
- Fix & flip and hard money
- Bridge and construction-to-permanent

How do I know which program is right for me?
That is the conversation. A loan officer reviews your income, credit profile, down payment, property type and how long you plan to keep the loan, then walks you through the programs you actually qualify for and what each one costs over time.
Do I need 20% down?
Not necessarily. Several programs may allow lower down payments for eligible borrowers. Lower down payments can carry mortgage insurance or other costs, so it is worth comparing the full picture rather than the down payment alone.
I'm self-employed. Can I still qualify?
Often, yes. Beyond standard documentation we work with bank statement, 1099, profit-and-loss and asset-based programs. Eligibility depends on program guidelines and your specific financial profile.
Why work with a broker instead of a bank?
A bank offers its own products. As a broker, Spartan Lending submits your file to multiple wholesale lenders, so a decline at one lender can become a placement at another and you can compare options side by side.
