This estimate covers principal and interest only. Property taxes, homeowners insurance, mortgage insurance, HOA dues and other costs are not included and will increase your actual monthly payment.
Estimates are for illustration only, are based solely on the values you enter and do not constitute a loan offer, rate quote, pre-approval or commitment to lend. Actual terms depend on credit approval, property qualification, program guidelines and market conditions at the time of lock.
Refinance break-even calculator.
This compares estimated closing costs against an estimated monthly principal-and-interest difference. It does not account for a reset loan term, which can increase the total interest paid over the life of the loan.
Break-even is one factor among several. A complete comparison also considers your remaining loan term, how long you plan to keep the property, the equity position and the full loan estimate. Refinancing may not be beneficial for every borrower.
